About LLCOA

What is the Cottage Owners Association?

An Association formed with the following objectives:

  1. To mutually benefit the members of the LLCOA and the protection of owners’ property on or near the shores of Lime Lake.
  2. To provide facilities for the better enjoyment of members’ properties and their tenants, and to work in cooperation with each other in the furtherance of lawful pursuits, beneficial to the members of the association, in respect to their interests, both socially and economically, as neighbors and owners or lessees of property in the Lime Lake community.
  3. To improve and cause to be improved the community of Lime Lake as a summer and winter resort.
  4. To suggest and aid in the enforcement of present and future laws relating to Lime Lake.
  5. To provide social and athletic recreation for its members and promote all lawful sports upon Lime Lake.

The Association meets these objectives through its Board of Directors. The Board of Directors of the LLCOA oversees many tasks and activities, including:

  • Coordination of water quality testing and monitoring and management of fish population by the NYS Dept. of Environmental Conservation (DEC).
  • Purchase and application of agents to control weed growth in the lake.
  • Controlling water levels through management of the dam located at the north end of the lake.
  • Working with the Cattaraugus County Sheriff’s Dept. to ensure water safety on the lake. Included are safety patrols and boater training sessions conducted at LLCOA facilities.
  • Maintenance of the Broadbay Circle playground and sports facility for the use of all members and their guests.
  • Regularly publishing the LLCOA Newsletter.
  • Managing key-access to the LLCOA boat launch on Broadbay Circle.
  • Conducting numerous social events throughout the summer (see annual schedule of events).


Membership

Members: One person, owner or spouse can VOTE from each lot located on the shores of Lime Lake only.

There are annual LLCOA Membership Dues. Upon payment, you will receive copies of the printed Summer Activities Schedule.

A mailing in February of each year will generally include: details on NYSDEC weed control and your application for membership.

The membership is $150.00. Payment is due by March 31st every year. Venmo or Mail your check to LLCOA, P.O. Box 481, Machias, New York 14101.


Lake Maintenance

Water Level Management

LLCOA has a trained individual who is responsible for the Sluice gate. The water level is held within a inch throughout the year. From Dec through April 15th the Lake level is lowered about 24″s to enable cottage owners to schedule necessary work on their docks and shore lines. On April 15th the gate is set to raise the water for the summer months.  .  Raising and lowering of the lake generally takes 14 days depending upon coincident rainfall.

Herbicides

To control the excessive growth of the acquatic plant species Eurasian watermilfoil, potamogeton spp.  in Lime Lake, the LLCOA proposes to conduct an application of the herbicide, Reward.

We anticipate the treatment to occur in late May or early June and will proceed only after the LLCOA obtains a permit for the treatment from the NYSDEC. This pesticide application will occur only if sufficient aquatic vegetation is present to warrant treatment and under favorable weather conditions. Prior to application the exact dates of treatment will be provided by posting signs around the lake by the LLCOA.

Launch Keys

REQUESTING A KEY

Members in good standard my obtain a launch key for their own personal use and convenience.  A one time key deposit of $25 is required upon key issuance.  If a key is lost a replacement fee of $25 will be charged.  Keys are typically changed each year and a new key may only be issued upon the surrender of the previous year’s key.  To obtain a launch key for personal use, send an email request to:  LLCOA.org

Generally, the keys are not changed every year. However, when they are being changed (re-keyed) you will be notified at the time of the membership mailing. In a year when the boat launch keys are being re-keyed you will be required to turn in your existing key or else a lost key fee must be paid.

NO LENDING ALLOWED

It is NOT permissible to lend it to anyone.   Voting members may provide access to the LLCOA launch ramp for a visitor to their lake property (up to two watercraft total per day) using their personal key.  It is also NOT permissible to lend it to other property owners.  Their membership status must be verified before a launch ramp key is made available to them.  Lime Lake property owners who need access to the launch ramp should contact a member of the LLCOA Board of Directors for access.


Programming & Events

Want to get involved and assist with lake functions & activites?

It is suggested that you attend a “membership meeting” to familiarize yourself with the current organization and its operation.  There are two such meetings each year ­ the “Opening Meeting” and “Closing Meeting” (see the annual schedule for exact dates).

To submit your name as a candidate for a Directors’ position on the Board, personally contact an officer of the organization or send a letter to LLCOA at P.O. Box 481, Machias, NY 14101.

To volunteer for an LLCOA-sponsored activity, contact the chairperson of the event.  The schedule of events is available on the web site (www.LLCOA.ORG), in the periodic LL Newsletter, in the Lime Lake Directory, or on printed versions issued annually to paid members.


Permitting

Rental Permit

The Pavillion at Broad Bay Circle can be used for private parties by paid members of LLCOA. There is a Park Permit Application that must be completed and returned to appropriate member of the LLCOA Board of Directors, along with a deposit of $175.00. The deposit will be returned if the park and buildings are clean and free of trash. There is a list of Park Policies and Procedures which will be provided if your application is approved.

Seawall Permit

Note that most all construction or alterations affecting lake shorelines are subject to advance DEC approval and inspections.  Application must be made prior to any work; timing is especially crucial for projects to be completed with the water at its lower level.  Several months are required for DEC review of applications and issuance of a permit.  Since offices and officials change, you should go to internet site http://www.dec.ny.gov for appropriate contact information, forms and additional information.  Lime Lake is located in NYSDEC Region 9.
